For real estate purposes, the Golden Isles Multiple Listing Service divides the Golden Isles market into specific geographical areas. While we can discuss these different neighborhoods in terms of pricing and amenities, there are some topics that are off-limits. Because of the Federal Fair Housing Laws, we cannot discuss issues related to federally protected classes, such as race, color, national origin, religion, sex, familial status, and handicap. If you are concerned about the demographic makeup of a particular area, our advice is that you visit the area, and research school and census data yourself. While the choice of the neighborhood in which you choose to settle is yours, we can help you narrow down your choices with this exposé of the local market.

South Saint Simons encompasses the area south of Demere Road and follows east towards Demere turns south. It is this area where you find the Sea Island Golf Course, the Village and Pier area, and the historic Saint Simons Island Lighthouse. Many vacationers who are attracted to the south end of the island often purchase homes here for a second home or as a rental investment. Homes and condos in the area are appealing because they are close to the beach and convenient to the village. Here you can find everything from a one bedroom condo in the $200k’s to a single family residence in the $2 to 5 million dollar range.

Mid-South Saint Simons Island is the area north of Demere Road and running up Frederica Road to Sea Island Road. Shopping areas with excellent eating establishments highlight the upper and lower ends of this area. Dotted along its path, as well as east and west of the traffic circle, are several established subdivisions which are primarily single-family residential homes. Here you can find single family homes in the $500K’s to $1.5 million dollar range, with condos going from the $200k’s all the way to the $700K range.

Mid-North Saint Simons Island runs north of Sea Island Road up to the split-off between Frederica Road and Lawrence Road and running west following Frederica just past Fort Frederica. Most of this area’s residential development consists of the Sea Palms east and west subdivisions. Since this area is slightly farther from the beach and village, condos and homes can be found at a somewhat lower price point.Homes can be found in the $200k-300K range in the Glynn Haven area, with others ranging from the $400K’s to the $3 million dollar range.

The “North End” of the island is the largest area in the MLS and is the least developed. Much of the land is either private land or protected property under the ownership of the St. Simons Land Trust. There are several gated and non-gated communities in this area, as well as Frederica Stables and Frederica Park. You can reside in the Hampton River Villas in the $200K-$300K range, or go all the way up to a home in the Frederica Golf Club or Hampton and Butler Plantations in the $3 million dollar range.
